We establish the condition of a property before a decision commits money to it: what is there, what is missing, what it takes to put it right, and what that costs. A bounded engagement, which closes when the decision can be taken.

Pre-acquisition technical due diligence on listed buildings, complexes and estates in Italy.


Planning, building-permit and cadastral compliance: identifying discrepancies, costing the work needed to regularise them, and setting out the routes for doing so.


Reviewing the protection regime: the State's verification of cultural interest, constraints on the building and on its setting, its right of pre-emption, consents pending or never obtained.


Technical and economic feasibility studies: use scenarios, parametric cost estimates, an outline programme, and the investment case for each option.


A first review of the movable contents — furnishings, decorative objects, works — with valuations and related work referred to Art Advisory & Valuation.


Reports written to be read by third parties: lenders, funds, notarial firms, arbitral tribunals; technical support in litigation.

If work on the property follows, the design and the site are Architecture & Restoration. If the property joins an estate to be managed over the years, it is Heritage Programme Management. For furnishings, works and collections, it is Art Advisory & Valuation.
